25 Mar The Jenkins Organization Invests $169 Million in Minnesota and Texas Markets

The Jenkins Organization is turning heads in the Minnesota and Texas self storage markets. The company recently announced one self storage development and two storage facility acquisitions in Minneapolis, as well as 15 developments and five acquisitions throughout Texas.

Based in Houston, The Jenkins Organization has functioned as a self storage owner, developer, and management company since 1989. Prior to these new developments and acquisitions, the company has operated 45 properties throughout Texas, Louisiana, Virginia, and Minnesota with more than 2.5 million square feet and 20,000 customers. With more than $315 million in self storage transactions, The Jenkins Organization ranks 16th in Mini-Storage Messenger’s Top Operators Survey results and 26th with Inside Self-Storage Top Operators‘s list.

The Jenkins Organization’s developments will bring more than 1.5 million square feet to the company’s portfolio at a cost of around $125 million. Six properties are currently under construction while the nine others are all scheduled to start no later than Fall 2016. All locations will be state-of-the-art facilities featuring climate-controlled spaces.

Ricky Jenkins, President of The Jenkins Organization, credits the company’s development team for making so much happen all at once. With so much demand and excellent demographics throughout Texas, Jenkins says it’s a great market to focus on. However, it didn’t come without difficulty.

Most of the sites require zoning changes and some persuasion in neighborhoods. “We use zoning consultants, and we are very involved in the process,” Jenkins explains. “We spend a lot of time educating the neighbors, neighborhood associations, and governmental agencies about our specific development, our company, etc.”

“I’m excited but cautious,” Jenkins adds. “There’s a tremendous amount of self storage development activity throughout Texas.”

Fortunately, the company is also taking over existing properties in Houston and Minneapolis. These seven facilities will bring 640,000 square feet to The Jenkins Organization’s portfolio at a cost of $44 million.

“All seven properties are well located in high-growth areas with excellent demographics. Houston continues to be a good market for us, despite the energy downturn. Same store sales are up over the same period last year,” Jenkins says.

“We have been very active acquiring properties in Texas over the past five years,” says Minh Tran, Director of Acquisitions for The Jenkins Organization. “Moving forward, we will be very aggressive expanding our footprint outside of the state.”
